Step-by-Step: How to Appeal Your Property Tax

1. Review Your Assessment Notice

Check your assessment carefully — especially your property classification, exemptions, and assessed value. If something seems off, it’s worth investigating further.

2. Know Your Grounds for Appeal

You can appeal under Maui County Code 3.48.605 if:

  • The assessment exceeds market value by 20% or more

  • The method of assessment wasn’t applied uniformly or correctly

  • An exemption or credit was wrongly denied

3. Gather Your Evidence

The most successful appeals include clear proof. Useful documentation includes:

  • A professional home valuation report (see below)

  • Recent comparable property sales in your area

  • Photos showing condition issues or improvements not yet completed

4. File Your Appeal

  • Filing fee: $75

  • Deadline: April 9 of the assessment year

  • Submit two copies of the appeal form with your supporting documents

Even if you appeal, remember: you must still pay your taxes by the due date to avoid penalties.

5. Attend Your Hearing (If Required)

Once your appeal is filed, you’ll receive a hearing date before the Real Property Tax Review Board. You can present your case in person or submit written testimony in advance.
